City & Docklands sets the standard for resident wellness at One West Point

One West Point by developers City & Docklands marks a new era of London living, with high-spec mixed tenure homes in west London's most exciting new regeneration area. Felicity Young, Head of Group Brand & Communications at City & Docklands, explains why wellness is a core feature of the resident experience – and why they worked with Technogym to deliver a best-in-class wellness offer that's driven by digital.

City & Docklands are the first new developer to deliver homes within OPDC (the Old Oak and Park Royal Development Corporation), which is actively creating a thriving community for west London. One West Point is London's tallest residential building outside Canary Wharf - where developers City & Docklands began their development story in the 1990s. And it's the first to be fully managed by City & Docklands, under their in-house management brand A way of living (AWOL).

AWOL is dedicated to creating a resident experience that helps people feel proud to call One West Point home. The development offers homes for sale, homes to rent, and affordable homes with every apartment developed and delivered to the same thoughtful spec, each one boasting their own private outdoor space.

One West Point has created a unique resident experience, using lighting, scent, and local artworks alongside more tangible benefits like a supermarket, communal gardens, and regular events. Occupying the second floor of Icon Tower is the One West Point gym and fitness studio, a key part of the development's wellness services..

Wellness as a cornerstone of modern living

City & Docklands were keen to create an inclusive gym environment to support residents' physical and mental wellbeing. Originally planned at half the size, the team doubled the space to 45,500 sq ft in response to growing awareness of wellness needs, particularly with the rise of remote working. The space features floor-to-ceiling windows, artworks, and plants for a welcoming environment that breaks down barriers between fitness and wellness.

One West Point has 701 apartments and over 1000 residents, and the gym is regularly used by about 600 people. Technogym helped City & Docklands create a wellness space with clearly defined zones, user-friendly equipment, and a fully-digital experience.

Creating a digital experience with Technogym

"Technogym are the very best in the industry", said Felicity. "The brand association alone is significant, but our partnership goes beyond gym equipment. Their flexibility and understanding of high-volume residential facilities was crucial. They understand the sector and offer reliable support, after-sales maintenance, and ongoing advice about wellness trends."

The gym features a Excite Live cardio range with engaging content from Technogym Live Premium. Residents can access workouts via QR codes, stream on-demand classes, and participate in motivating Challenge options through the Technogym app. City & Docklands are in the process of introducing in-person gym classes and supporting local PTs, making the most of the space and equipment, and rounding off the residents’ wellness experience.

Building community through digital onboarding and activation events

Digital engagement has become a cornerstone of the resident experience at One West Point. The Technogym App provides a seamless experience that extends beyond the gym, helping residents connect with their fitness journey wherever they are.

In March 2025, Technogym hosted their first activation day for AWOL One West Point residents, marking a significant milestone in the community's commitment to bring residents together through shared wellness experiences. The event featured a series of fully-booked workout sessions led by Technogym Educators, including Pilates, strength, and HIIT classes. Popular sessions like "Stronger Core Stronger You" and "Vitality Flow" attracted enthusiastic participation, with residents asking for future events.

A key focus of the day was digital onboarding, helping residents optimise their wellness experience through the Technogym App, content, and digital ecosystem. Technogym Educators guided residents through the app's features, including the AI-powered Technogym Coach that delivers personalised workout recommendations. Residents discovered how to access over 1,000 on-demand workouts, track their progress using Technogym's proprietary metrics, and connect with gym equipment for an integrated wellness journey inside and outside the gym.

Wellness education to enhance residents' experience

One West Point's first residents' survey revealed strong enthusiasm for the gym, with one person saying it's "the best place I've trained". The survey also showed that residents feel fitness events are the second most important type of event on offer (after social events).

The successful activation day demonstrated the power of wellness programming in driving engagement and retention. With this in mind, the team at One West Point will be introducing monthly Technogym training days so residents can engage with all that Technogym has to offer.

Technogym continues to work collaboratively with City & Docklands, helping build community, engage with residents, and drive buzz through monthly Technogym Educator education days. This ongoing partnership ensures the wellness offering remains fresh and responsive to resident needs.
