The Apiary in Manchester city centre has undergone an impressive transformation, creating a wellness-focused office space that delivers value to tenants and investors. Gal Nadir and Assaf Topaz from Zenith Real Estate Partners explain why “work, wellness, lifestyle” has become The Apiary’s strapline, and how co-branding with Technogym is creating a unique tenant experience.

Modern wellness amenities that reposition office buildings
Employees are now increasingly expected to return to the workplace, so office buildings need lifestyle amenities that meet the modern focus on wellbeing. The convergence of work and wellness is inspiring a new standard of in-house gyms, driven by employee expectations and real estate stakeholder investment.
It's no secret that gyms and fitness facilities are a lifestyle requirement, especially for Gen Z, and working from home made it easier for many to incorporate wellness into their routine. A core concept is to add a modern wellness facility that rivals any external gym membership, adding value for tenants and driving retention for employers.

Digital solutions to optimise the fitness space
“We wanted to partner with a high-end wellness brand that would add another level of value to the building,” said Assaf Topaz of Zenith. “Introducing a cutting-edge wellness space to office buildings gives tenants an engaging way to encourage employees back to the office, and co-branding with Technogym allowed us to create a uniquely memorable offer.”
The vision for The Apiary’s refurbishment was one of high-end equipment, luxury finishes, and a holistic tenant experience in line with boutique spaces. Technogym was selected as strategic long-term partner for The Apiary’s wellness space, which was launched as “Technogym @The Apiary”.

The Apiary’s focus on wellness and sustainability includes many dimensions from “green” ESG credentials, new cycle hub, and EV cars to the rare view of the Parsonage Gardens, a manicured English garden within the urban Manchester City Centre. The new fitness facility complements that by offering a health-club environment, with planting and greenery, creating a peaceful mood on the walk to the well-equipped gym and separate studio area.
Although the studio will host some instructor-led classes, the facility is largely unmanned. Technogym digital products, including the Technogym App and software allows tenants to access classes, content, and training programmes, and make full use of the equipment’s advanced functionality, at any time of the day. Furthermore, Technogym’s digital connectivity capabilities, allow employees to synchronise their workout session at work, with their daily routine at home.

Technogym Excite Live Run treadmills, Skillrow, and Technogym Bikes offer a huge range of immersive content and guided training, and connect users to the wider Technogym ecosystem via Technogym App. The main gym also features a variety of Skilltools, including medicine balls, resistance bands, balance dome, dumbbells and a Dual Adjustable Pulley to give tenants a complete gym experience with plenty of space. In the studio, large wall mounted screens project the user’s choice of on demand classes for solo or group class workouts.

Technogym @The Apiary officially launched with the support of Technogym Educators and bespoke co-branded merchandise for attendees, who experienced the content-rich connectivity of the space before enjoying a wellness breakfast in The Apiary.
